El Dorado Preserve Lot 3 Setting:
This lot has commanding 360-degree views with a spectacular view opportunity to downtown Denver and Table Mountain . It
has varying sloping, flat and mountainous topography with pines, aspen and unique rock outcroppings. It is bordered on the
east by the Ramstetter Ranch. This lot provides privacy and is secluded from surrounding development with the natural
setting that exists. The lot has more limited opportunities for equestrian facilities due to the relatively sloping topography.
Development Envelope Guidelines:
The building envelope and buildings should be situated to minimize any visual and audio impacts to the Lot 2 and Lot 4
building envelopes and especially to the Ramstetter homestead. The building envelope should be located on the flat upper
plateau south of the Lot 2 ridge to accomplish these goals. A 100-foot development envelope setback from the Ramstetter
property line has been established. The Lot 3 driveway should be situated such that it is compatible with the Lot 4 driveway
from a visual and lighting standpoint . A planned nature trail along the eastern property line should be considered in the site
design. Thinning of vegetation to enhance downtown views is allowed but not if it would diminish the above goals.
