El Dorado Preserve Lot 4 Setting:
This lot is mountainous and heavily treed with an excellent view opportunity to downtown Denver and the Ramstetter Ranch.
It has heavy sloping and mountainous topography with pines, aspen, ravines and unique rock outcroppings. The Ramstetter
Ranch borders it on the east. The lot has limited opportunity for equestrian facilities due to the mountainous topography.
Development Envelope Guidelines:
The development envelope and buildings should be situated to minimize any visual and audio impacts to the Lot 3, Lot 5
and to the Ramstetter homestead. The development envelope should be located south of the ravine adjoining Lot 3 in the
northeast quadrant of the lot to accomplish these goals. The lot is well suited for a walkout design that steps down to the
east. A 100-foot development envelope set back from the Ramstetter property line has been established. Special care
siting the Lot 4 driveway should be used to minimize visual, lighting and audio impacts to Lot 3 A planned nature trail along
the eastern and southern property lines should be considered in the site design. Thinning of vegetation to enhance
downtown views is allowed but not if it would diminish the above goals. Planting of additional vegetation to screen the
Ramstetter homestead may be necessary.
