El Dorado Preserve Lot 2 Setting:
This lot has commanding downtown views and has varying topography with meadows and hillsides with pines and aspen. It
is bordered on the east by the Ramstetter Ranch. The development envelope can be situated for commanding downtown
views. The lot is well suited for equestrian facilities, has good soil conditions and flat topography in the meadows.
Development Envelope Guidelines:
The development envelope and buildings should be situated to minimize any visual and audio impacts to the Lot 1 and Lot 3
development envelopes and especially to the Ramstetter homestead. The development envelope should be located north
of the ridge that adjoins Lot 3 to accomplish these goals. A 100-foot development envelope setback from the Ramstetter
property on the east line has been established. The Lot 2 driveway should be situated such that it is compatible with the Lot
1 driveway from a visual and lighting standpoint. A planned nature trail along the eastern property line should be
considered in the site design. Thinning of vegetation to enhance downtown views is allowed but not if it would diminish the
above goals. Additional landscaping may be required to achieve these goals.
