El Dorado Preserve Lot 1 Setting:

This lot is generally flat featuring large scenic meadows and is well treed with pines and aspen. It contains several unique

and scenic rock outcroppings and a natural ravine. It is bordered on the north by the Baughman Ranch and the east by the

Ramstetter Ranch. The development envelope has 360-degree views and can be situated for commanding downtown

views as well as views to Mt. Tom. The lot is well suited for equestrian facilities with good soil conditions and flat

topography.

Development Envelope Guidelines:

The development envelope and buildings should be situated to minimize any visual and audio impacts to the Lot 2 building

envelope and to the Ramstetter homestead. A 100-foot development envelope setback from the Ramstetter and Baughman

property line has been established.  The Lot 1 driveway should be situated such that it is compatible with the Lot 2 driveway

from a visual and lighting standpoint. A planned nature trail along the northern and eastern property lines should be

considered in the site design. Thinning of vegetation that would diminish the above goals is discouraged and landscape

plantings that enhance these goals are encouraged.
