El Dorado Preserve Lot 5 Setting:

This dynamic  lot has varying features including spectacular 360-degree views, rock outcroppings, heavy trees and some

limited equestrian areas. It has mountainous topography and a panoramic building location with expansive views of

downtown, Pikes Peak and the Front Range.  The lot is bordered on the south by 35-acre lots.

Development Envelope Guidelines:

Due to its prominent hilltop location, the development  envelope and buildings should be situated to minimize any visual and

audio impacts to Lot 3, Lot 4, Lot 6 and to the Saylor homestead to the southwest.  The development  envelope should be

located on the hilltop in the center of the lot to accomplish these goals. A 100-foot development  envelope set back from the

south property line has been established. Special care siting the driveway should be used to be compatible with the

driveway entries for Lot 6, Lot 7 and Lot 8, which will utilize a common cul-de-sac.  Planned nature trails along the southern

property line and the lower portion of the lot should be considered in the site design. Thinning of vegetation to enhance

downtown views is allowed but not if it would diminish the above goals. Planting of additional vegetation to screen the Lot 6

and the Saylor homestead may be required.
