El Dorado Preserve Lot 11 Setting:
This secluded lot features a spectacular wooded setting on a seasonal stream with views of Mt. Tom. Large growth trees
along the stream provide a unique riparian environment. It is bordered on the west by the Weidner parcel. This lot is well
suited for equestrian opportunities.
Development Envelope Guidelines:
Due to its wooded streamside location, the development envelope and buildings will provide for a secluded and private
environment. This lot will have an access easement for Weidner and the Baughman main ranch along a portion of the
northern and western side. Special care should be used to shield the home from the access easement road and the main
road traversing the northwest side of the lot and to minimize visual and audio impacts to Lot 10 and the Weidner parcel. A
100-foot development envelope set back from the Weidner property line and main road has been established. Planned
nature trails along the southern side of the stream area, the western lot line, and the main road should be considered in the
site design. The driveway to the site should enter from the main road on the north side of the lot.
