El Dorado Preserve Lot 9 Setting:
This very private lot features a spectacular forest setting like no other with mountain views, rock outcroppings, heavy black
timber and excellent equestrian opportunities. Its parklike and secluded setting has flat, sloping and mountainous
topography. It is bordered on the south by the Baughman main ranch.
Development Envelope Guidelines:
Due to its private wooded location, the development envelope and buildings will be very secluded. The development
envelope should be situated to minimize any visual and audio impacts to Lot 7. The lot shares a private common driveway
with Lot 7. Special care siting the driveway should be used to be compatible with Lot 7. Planned nature trails along the
southern property line and the lower portion of the lot should be considered in the site design. Selective thinning of
vegetation to enhance the forest and elk habitat is encouraged, however, not if it will diminish the above goals.
