El Dorado Preserve Lot 7 Setting:

This unique lot has varying features including spectacular 360-degree views, rock outcroppings, heavy timber  and very

limited equestrian areas. It has flat, sloping and mountainous topography and a flexible panoramic building location with

expansive views of downtown, Pikes Peak and the Front Range .  It is bordered on the south by the Saylor Homestead and

Baughman main ranch.

Development Envelope Guidelines:

Due to its prominent hilltop location, the development  envelope and buildings should be situated to minimize any visual and

audio impacts to Lot 6, Lot 8 and especially to the Saylor homestead to the southeast.  The development  envelope should

be located on the hilltop on the south edge of the lot to accomplish these goals. A 50-foot development  envelope set back

from the south property line has been established. Due to the probable southerly building site location to maximize views,

special care will be needed to orient the improvements in relation to the Saylor homestead, the common Lot 8 driveway and

southern nature trail. Special care siting the driveway entry should be used to be compatible with the private driveways for

Lot 5 and Lot 6 that will utilize a common cul-de-sac.  Planned nature trails along the southern property line and the lower

portion of the lot should be considered in the site design. Thinning of vegetation to enhance downtown views is allowed but

not if it would diminish the above goals. Planting of additional vegetation to screen the Saylor homestead may be required.
